IntroductionMy chosen property is along the Hadrian Gully Road Bradbury. The property features 2.25 hectares of vacant land sitting on a peaceful and private sanctuary. It also has a spring-fed storage dam within the property and a large shed. The property is ready for home construction, allowing one to utilize a number of potential sites according to tastes and preference. It is suitable for semi-sustainable lifestyle, hobby farming, gardening, and a combination of other alternatives. It also has a variety of flora and fauna with typical hill vegetation with trees native to the region. The property targets individuals ready to vacate the hustle and bustle of city life, yet is only a 5-minute drive from Stirling.
Analysis of Current Property Market in Adelaide AreaAdelaide real estate and property value has increased significantly in the first quarter of 2021 as noted by (Spence, 2021). The perfect storm for the real estate market is supported by an amalgamation of factors including macro and micro economic characteristics. In Adelaide, the real estate market has enjoyed support from government incentives, a notable lack of supply, and low interest rates that have fueled the demand for the local real estate and housing markets. The sales, rent, value, yields, and incentives have gone up. The rise is further credited to the easing of credit standards and the reduction of cash rates from the Reserve Bank of Australia.
Trends and ForecastsIn 2021, the Australian housing and real estate market are projected to be on a rocketing trajectory (Collins, 2021). In the first quarter, home prices have grown by a surprising 2.1% according to newly released data (Australian Bureau of Statistics, 2021). The price pressure is added by the availability of credit, low interest rates, reduced complications in the buying process, and lower supply due to the uncertainties of the COVID-19 pandemic. In the next 2 years, core players like the Commonwealth Bank project a 16% increase in the price of real estate property and the housing market. As shown in figure 1 below, Australia cities have performed exceptionally well in the real estate sector in 2021.

From the above reports, it is likely that the macroeconomic and the microeconomic incentives that have followed the COVID-19 period will continue to support the real estate market.
Economic Indicators Relevant to Commercial/Residential Real Estate PropertyOne of the most important economic indicators for the commercial/residential real estate property in the Adelaide area is economic growth and the GDP. The increase in the size of the Australian economy measured by its GDP affects the price of goods. An aggregate figure of the total production of goods and services in the economy through income, expenditure, and production expresses the GDP. It is noted that the improved GDP and economic growth of the country in January 2021 has boosted the prices of property, especially around prime zones in Adelaide.
SWOT AnalysisStrengths
The property is in a prime location
The size of the land makes it attractive to different clientele
The property is well positioned in a desirable living area near different amenities Weaknesses
The property is too large and may lock out new home owners who are spending more money in the real estate market
Young people prefer living in city suburbs, making this property undesirable due to its location
Opportunities
The economy is performing well
The real estate market is in a boom
The macroeconomic conditions are making it easier to get financing
Economic conditions allow a more diverse range of buyers to get financed Threats
City properties
Beach properties
Smaller properties with already built homes
Conclusion
The property along the Hadrian Gully Road Bradbury sitting on 2.25 hectares of vacant land is likely to fetch a good price. The current market conditions in Australia and in Adelaide mean that the real estate pricing and movement of homes is faster than previous periods. The discussion has seen that incentives from government actions, the central bank, and the RBA will push buyers to seek real estate property, making the supply lesser than the demand.

Hispanic Diaspora and Chicano Identity in the United States
The Mexicans immigration to United States resulted into a lot of crises since the U.S. government was against their entry. Many innocent people from Mexico faced torture as they migrated to U.S. in search for jobs. The writer reports with a lot of courage on how the Mexicans had some hidden agendas, but to my opinion the torture was inhuman. This was a total violation of civil rights requiring the intervention of the United Nations. The migration of Mexicans and Latin Americas in United States created the Hispanic Diaspora. On the other hand, the Americans took advantage of Mexican immigrants and made them work hard and for long in their mines without pay. The immigrant workers faced many dangers that were unnecessary. The article narrates stories of different victims who faced the real torture in the United States’ boarder. The Hispanic Diaspora united and formed a community that lived in fear of attack by the Americans (Gutierrez 203-205).
The Mexican people had an advantage because they belonged to a religion that offered education on the distinction between what was wrong and right. Presently a pleasant cooperation between the Mexican settlers and Americans is significance showing a sign of unity. People need to unite and work as a group because God created us as one, and we should always take care of others. The situations shown on the article are truly condemned in the society. In addition, building of the good relationship between the American and Mexican settlers has encouraged exchange of skilled laborers across borders. The international trade would not be present if the Spanish immigration to America never occurred between 1492 and 1821. The immigration shows that countries should encourage sharing of ideas and advices with the neighbors since it forms a perfect way of improving the economy (Gutierrez 210).
Second, the article focuses on differences among groups that resulted into a lot of conflicts. The American Diaspora subgroup affected the intercultural communication and relationships in the ancient times. Presently, the people leaving within the national borders of Mexican and America are considered as Mexican Diaspora. The Mexican Diaspora consists of Americans and Mexicans who came together and decided to improve themselves by ignoring the racial and ethnic crises. More of credit goes to the United States since they have contributed a lot to creating of peace among the Mexicans in order to come up with a common community. The communities got rid of forced laborers and started hiring people across borders. The arguments presented by the article are a clear indication that Americans regretted what they did to their fellow Mexicans 1996.
Finally, the article describes the formation of the Chicano Diaspora. The Diaspora was formed by the protesting Mexican Americans who wanted an identity from the United States. From the article, a lot of racism and ethnicity discrimination is present. The movement of people around the globe contributes a lot in the development of a nation. Anyone slowing down the rate of growth has no place on this earth since it means people are returning to the ancient times. The teachings from the torture received by the Mexicans should be a lesson to the people who still believe in slavery. Moreover, more research should be conducted to clearly address the issue of intercultural communication issues that presently affect people from different communities living together.

Hispanic Americans
Introduction
Hispanic Americans originated from six different nations. The Central American people are comprised of the indigenous, European, mestizo and Afro-Caribbean populations. The socioeconomic practices of Central Americans resemble that of Mexicans unlike in other groups of Latino. Other Latinos are characterised by decreased levels of education, low income and they occupy unskilled job positions, but there exist recognisable and distinctive factors among the diverse groups of Central American (Marger, 2009). For example, the income of Nicaraguans and levels of learning are high since they work in administration and professional jobs compared to Guatemalans, Salvadorans and Hondurans.
Hispanic American demographics
Hispanic Americans are comprised of the few fast-growing ethnic people. Latinos recorded a tremendous increase in population between 1990 and the year 2000. The population growth during this period was 58 percent, which was four times greater than the growth rate of the total population of the United States (Nickles, 2001). Consequently, there was a heavy rate of immigration as compared to birth rates. Although Hispanics are regarded as the youngest population, their growth supersedes the rarely increasing population of the United States.
Socioeconomic status
Comparing the other dimensions of the society, Hispanic Americans are known for occupying the intermediate job positions just below the Euro-Arnericans. However, Hispanics are far much above the African Americans with reference to their economic success.
Latinos and political power
Latino political strength in the U.S is in its infant stages due to the fact that Latinos are concentrated regionally and their political benefits have been limited to state and local levels (Marger, 2009). Nevertheless, Hispanics have not mobilized up effectively compared to African Americans who have been climbing the political ladder in recent years. However, Hispanic Americans serve as representatives of growing strong political force and this is evident with regard to Cuban Americans and Mexican Americans cases. For instance, Mexican Americans are geographically the most scattered and the largest group. They constitute the most significant political forces among the Hispanic Americans compared to related groups.
Latinos in the corporate world
Just like in the case of African Americans, the duty of Hispanics in leadership in the economy of America has been limited. Only few Hispanics get their way out to leading positions and therefore they are underrepresented in the executive positions. However, research indicates that there has been a rising number of Hispanics who are moving via the corporate pipeline and some have tasted the pinnacle of the corporate power. Additionally, there has been a boom in the number of firms which are owned by Hispanic and this has brought about economic developmenent despite the fact these enterprises are generally operated on family foundations for they are small (Nickles, 2001).
Prejudice and discrimination
Latinos enjoy the status of minority and this has subjected them to discrimination and dogged prejudice which has been targeting the African Americans (Marger, 2009). This creates the need to attend their paradoxical position since they are below the expected threshold of the public consciousness.
Discriminatory actions
Considering the patterns and characteristics of discrimination, this group has no sense of heritage in the legal structure and these actions have been extralegal in the society. Furthermore, irrespective of the fact that discrimination of Latinos is widespread it has not reached the intransigent degrees that most African Americans have been experiencing.
Assimilation
The assimilation patterns of Hispanics have not been similar among the existing subpopulations and therefore, researchers have reported an increase in the degree of cultural and structural assimilation (Marger, 2009). Specifically, Hispanic Americans have wide rate of assimilation and this has been extending from the Hispanos who live in the New Mexico to the main group and finally to Puerto Ricans whose structural assimilation is low.
Conclusion
Despite being the limited group in all aspects of life, Hispanics have been integrating changes which have diversified their way of life in such a way that they will never be the same again.
