• Our banks are oversold
Banks are oversold if their performance is soaring. This is to say they have the following characteristics: The banks have excess capital and reserves; the banking sector is a flush with liquidity, reserves and capital. This makes the banks the most capable of paying a high dividend yield. Another factor that contributes the overselling is that fact that the banks anticipate a high gain in the next quarters. The banks are operating at low prices to earnings multiples. They also take into account the possibilities of low expectations in terms of earnings. The banks are also experiencing improved fundamentals and earnings per share growth project. The banks are attracting value investors due to their oversold natures, the banks are better posed in the markets. This is based on the fact that the banks have a positive performance projection. This leads to the reversion of the general mean. This is based on the premise that prices will finally appreciate towards the mean (Ragan &Lipsey, 2011).
• Old rules versus new rules with respect to bank leveraging.
There are a number of rules intended to govern bank leveraging, however, these rules vary depending on the prevailing market conditions. Lahart, (2007), states that the old rules were developed to create an economic boom in major world economies; however, the new rules are geared at maintaining a stable banking system to cushion banks from the risks that are increasingly building up in the finical market. The leveraging ratios for major banks in the US are as shown in the graphs bellow:

• Given the Euro crisis and European bank leveraging, does this inspire confidence in the Euro?
In the short run; yes, in the long run; no
• Does this inspire confidence in the marginal European economies: Greece, Italy, Spain, Portugal, Ireland and now France?
This does inspire confidence in the marginal European economies in the short run, however, this is not sustainable and in the long run, the marginal European economies would have difficulties as the euro crisis ease. The banks leveraging would involve certain measures to ensure that the gearing is stable.
• The housing market in the US is leveraged. Explain the part that tax deductibility and recourse loans play.
According to Manny, (2007), when the interest rates rise and the housing prices fall, everyone would easily get access to a good home. However, the property owners would have problems paying back their mortgage loans, leading to overselling as the property owners start to panic
• What are the results of the US not requiring any down payments with respect to housing purchases?
This is one way of subprime lending, as it involves the provision of loan to those with limited capacity to payback with the intention of having an economic bubble. The effect of this will be an economic crisis as refinancing then mortgages will not be easy. As housing is also on of the leading industries, it will lead to trade deficit and cause panic in the financial system (Levenson, 2006). The major shift in the housing prices is shown in the graph below:
• Explain subprime lending.
Subprime lending is the concept that involve advancing loan to borrowers who are likely to experience difficulties paying back the loan, these people do not meet the requirement set by banks, so the loans advanced to them attract high interest rates due to the risk factors involved. This concept was widespread in the early 90s as there was a general belief that subprime borrowers could be managed.
• Compare the affordability of home ownership with subsequent delinquencies and foreclosures between Canada and the US.
There is likely to be a remarkable increase in the level of delinquencies and foreclosures in the US than in Canada due to the expiry of the easy initial terms. There also likely to be an increase in the economic crisis in Canada as the wealth of the consumers in the market would be drained, with less protection of the banks by the government (Laperriere, 2006).
As the prices of product houses increase relative to US houses, the level of uptake of houses lowers down leading to home sharing and delinquencies as the home owners would not be able to payback their mortgage loans. These forces the government to bail them out in terms of tax decreases. The general increases in the value of Canadian dollar in a further increase in the prices of Canadian houses relative to foreign prices.
• Comment on Osama’s plan to reduce mortgage interest and property taxes. Does it appear viable?
While president Obama is interested in ensuring that the citizens of America have access to affordable housing there are a number of factors that should be considered. For example, Ragan &Lipsey, (2011), argues that when the mortgage interest’s rates are reduced, the home owners are in a position to save lots of money per year by only refinancing at lower interest rates. On the other hand, many of the home owners may not be qualified t for the refinancing scheme organized by Mr. Obama. However, it is important to note that while most of the owners may not be eligible for the reduced mortgage taxes. This may be attributed to the recent fall in property prices leaving them with very little in terms of equity. On the other hand, the lenders are not likely to approve refinancing for those home owners who have very low equity. These cuts out the home have poor credit rating. This is also true for those who have been paying back their loans. The plans are not viable as many people would not be able to meet the requirements for eligibility into these programs (Ragan & Lipsey, 2011).
If the budget balance the level of revenue minus expenditure is represented by the expression, the budget balance is denoted by T-G. However, if revenue is greater than expenditures, there arises a surplus which can be saved in terms of federal reserve’s, however, if the level of expenditure is higher than the revenue, there arises deficit which must be filled by the government. However as the level of income level of the population increase, the governments increase the amount of expenditure. On the other hand, the transfer payment that the government gives to the elderly falls. If the fiscal policy set by the government does not hold, there is likelihood of a general increase in the prices of products.
Generally, any increases in the general level of household income increase the prices of other things, however, then general increase in the prices of products. This marks inflation. During inflation, the governments increases reduces the prices of products key amongst them is the housing units, then government bails out the property owners to enable them pay back their loans. At times the government may bails out those property owners who are below the standards industry level of credit rating.

Introduction
According to (Bazzano & Ogden, 93-99), the human body was made in a very unique way in that it responds to various stimuli in varying ways, however, the phenomena that are the way lack of a particular product result into some medical condition is much more complex. The body is created in such a ways that it must get all the nutrient in the right proportions failure to which the body begins to show some characteristic and symptoms that shows deficiency to symbolise lack or inadequacy of some diets . Some of the causes of the resent medical condition include the fast paced life in which the only food people depend on is the fast foods. Fast foods have high cholesterol level because of the fat content, these contents have negative impact on the health of human beings, some of the effects include, obesity, high blood pressure, diabetes and other diseases caused by poor eating habits and lifestyles
A diet is considered balanced if and only if it has the required nutrient in the required proportion. These nutrients include carbohydrate, protein, fat, vitamins, mineral salts and fibre, however, it should be noted that there are other trace elements that may be negligible in this list. The following are the core nutrients and their functions:
Carbohydrates:
These are responsible for providing the body with energy through a set of complex mechanism.
Proteins:
Proteins are important to the body as they fuel; the body with resources importance for growth of new tissues and repair of the worn out tissues.
Fats:
Not only are fats perfect sources of energy to the body, it also contains vitamins which are soluble in fats, these fats are like a reservoir to the body energy sources and once the body energy is depleted, they are burnt to provide energy.
Vitamins:
These are the organic compounds that the body requires for proper development; the body requires this compound in very small quantities. The human body is only in need of 13 vitamins, such as A, C, D, E, K B vitamins(thiamine, riboflavin, niacin, pantothenic acid, biotin, vitamin B-6, vitamin B-12 and foliate) each of these vitamins have their respective function in the body (Bazzano & Ogden, 93-99).
Mineral Salts: the body requires minerals salts to regulate the rate of metabolism in the body, for example the body need, sodium to help in the maintenance of the right osmotic pressure in the body fluid, calcium is required for the development of the bone and the bone structure these are required for healthy teeth, bones, muscles etc..
Fibre:
The body cannot digest fibres, it is therefore an important materials that help in the maintenance of the function of the intestines, for example when one has loose stool, the consumption of fibres makes loose bowels strong (Bazzano & Ogden, 93-99)
Salts
This is a seasoning used in food to make add taste, however, too much salt is harmful to health. Therefore it is recommended that people would limit the amount of salt they take. This can be achieved by flavouring food with herbs, spices or lemon juice, consuming tinned vegetables that have no salt, avoiding the use of sauces, and using stock cubes with low salt content or making home stock
Balanced Diets:
We must have the above items in the correct proportions. Lack of these nutrients in the body might lead to a number of medical condition which ranges depending on the particular nutrient that the body lacks, these deficiencies are explained in the table below below:
Some of the probable manifestation of the lack of the nutrients above includes:

Though kwashiorkor is one of the leading manifestations of lack of adequate carbohydrates, mild cases of Marasmus may also be seen in such people.

According to Mann & McAuley, (17), water is a very important p[art of the diet, water performs a number of function in the body, for example, it flushed out toxins from the system living organism an. Lack of water in the body is called dehydration, when one is dehydrated, the body may not be able to perform properly, for example a dehydrated person is lily to fall sick, is always tired and has will experience content headaches, that is the reason dieticians advise that one should take six glasses of water per day.
Apart from the nutrients stated above, one also need to exercise, through exercise the body get an opportunity burn extra fats and lipids thereby keeping the body fit. While these body requirement are easy to get in the form of pills, there are a number of advantages and disadvantages of getting the vitamins from food and not from the commercially manufactured vitamins, the fit between the vitamin received from food is much superior than from pills, by use of pills one only get particular type of vitamin, however, if oboe ate food rich in vitamins, it is much likely toffer more than one type of vitamin.
There are a number of tips for healthy eating , this includes Limiting the daily intake of both sugar and salt, Adding calcium in your diet for for strong bones, Putting protein in perspective, Enjoying healthy fats and avoiding unhealthy fat, Eating more healthy carbohydrates and whole grains, fruits and vegetables, and Moderating the ratios of the food intakes.
Conclusion
There are alot of benefits if one takes a balanced diet. For example, those who fail to balanced diet are likely to fall sick due to symptoms and diseases caused b the deficiencies if one or more of the nutrient. It is therefore imperative to consider the food intakes, the proportions and the frequency of eating. While these entire nutrients are good, excessive usage of these proteins is likely to affect the general mechanism under which the body functions. It is therefore important to ensure that the right proportion of all the nutrients.

The rapid development of aviation industry has caused a lot of problems to the society. The most notable are climatic change and noise pollution. Aviation industry causes climatic change as a result of the hazardous gases and other particulates which pollute the atmosphere. The carbon dioxide and other greenhouse gases lead to acceleration in the rate of climate change and global warming. On the other hand, aircraft noise pollution is generated by its components during the flight. Noise can also be produced by the aircraft during take-off, taxiing, running, from the set exhaust and propeller, or when packed on the ground or en route (Owen & Lim, 2010).
Noise pollution produced by the aircrafts is gaining momentum due to increased number of aircrafts in the world today. They create aerodynamic noises which arise from helicopters tail and main rotors. It can be realized in the form of bluff body or age noise (Kryter, 2004). The major sections which generate them include the propellers, turbine engines, well pits, conditioning systems, and cabin pressurization.
Despite the fact the aircraft noise can lead to impairment, sleep disturbance, hypertension, annoyance, ischemic heart diseases and decreased school performance, it does not pose a great threat to the aviation industry. In this regard, it implies that climate change provides greater challenge to this industry. I would like to argue in favor of climate change due to following reasons.
It has been accepted that aviation industry contributes a lot of problems including diseases, drought, flooding, hunger etc. Aircraft industry contributes to it through the emission of greenhouse gases like Carbon dioxide, Nitric oxide, Nitrogen dioxide, water vapor, and soot. In feet, the emission of carbon dioxide gas by the aircrafts has been estimated to at approximately 20%. Climate change is also contributed by the high-altitude air lines that often fly in the stratosphere. It is an anthropogenic initiative which greatly creates a negative impact on global climate change.
According to official records, between 1990 and 2000, the total greenhouse gas emission from aviation industry was estimated to have increased by 87%. It was attributed to the increased aircraft traffic at the larger airports a long side the expansion of smaller ones. A lot of pressure has been mounted on the aviation industry to address the effects it causes to the aviation industry. The reporting of the intergovernmental panel on climate change (IPPCC) that aviation industry contributes for 3.5% of anthropological climate change has caused great problems to this industry.
Immediate action has been included in the emission trading scheme. Therefore, just like the other players, the investors in this industry will have to set a good portion of their raven up to participate in carbon trading. The money contributed will be responsible for sponsoring environmental cleanliness both in the developed and developing countries. This is because, just like other sectors, aviation has become a chief source of greenhouse gas and radioactive emissions. These are very dangerous gases which is left unchecked, can a negatively impact on global climate (Zerefos et al, 2005).
At the same time, the aviation industry will be taxed. Measures have been put in place to earning tax air travel. It is aimed at complying with the environmental impact Assessment reports which estimate the effects of aircraft on the environment. Therefore, it is supposed that the aviation industry should comply with the United Nations environmental program’s (UNEP) environment regulation standard. It should be coupled environmental ethics which advocates for environmental friendly corporate social responsibility (CSR) programs. The industry must indicate that it is committed to the welfare of the general public by fighting environmental pollution. It should be part of solution to climate change.
The UK government has ruled that the aviation industry should be ready to address its implications on climate in totality. It means that the aircraft stakeholders should not only foams on the effects of carbon dioxide, but also regulate its actions regarding greenhouse gas emissions and radiation effects. There is a lot of pressure on them to increase the efficiency of their aircrafts. The aircraft manufactures should come up innovative and creative ideals to generate more modern jets. They will be environmental friendly because they will enable the industry to tremendously cut down its greenhouse gas emissions to the environment.
Despite its adverse effects to the people, noise pollution from aviation industries has not met stern measures like that of climate change. Several manufactures have come up with mitigation strategies. However, since it become on issue of concern since 1945 many countries have come up with policies to curb the menace. For instance, in the USA government has been committed to ensure that aircraft operators, designers and manufacturers develop improved operating procedures and quieter aircrafts. As a result, quieter designs such as Modern High by Pass turbofan has been produced (Kryter, 2004).
In conclusion, I would like to agree that aircraft greatly impacts or climate change. If stern measures are not taken, IPPC will be right for estimating that the industry will contribute 5% of global warming by 2050. However, since it involves taxations and other financial contributions, the aviation industry will suffer a great blow. In money tamp terms, it will mean financial loss, thus, it will directly affect its expansion. It implies that the implications of the industry on climate have received stern actions from different bodies depending on the intensity of this problem. However, noise pollution has been lighter. Mitigating it means modifying the design of aircrafts to produce environmental friendly machines to meet new standards.
